Because a flat rate is simpler to budget and simpler to audit. We do not reprice you based on how bad your roof looks.

Not during your term. A cost of living adjustment, based on United States Department of Labor statistics, is applied at renewal. Any other change requires a written amendment signed by both parties.

Annual payment is the base price. Semi-annual adds one percent, quarterly adds two percent, and monthly adds three percent. Monthly and quarterly are by automatic bank debit. Semi-annual and annual can be paid by bank debit, check, wire, credit card, or debit card. Invoices are due thirty days after receipt.

Two separate line items: a Service Contract Fee and a Catastrophic Coverage Fee.

Scheduled inspections, service calls, and scheduled renewal work are included. Bringing a roof up to serviceable condition before it enters the program is a separate one-time cost, scoped and priced before you commit.

Usually true, because most owners underspend and carry a backlog. Over ten years this costs less than deferring and then paying for emergency work and a full replacement.

Yes, at a negotiated price. Attachment 3 of the agreement spells out the exact steps by roof type — single ply, metal, rolled asphalt, modified bitumen, foam, and rock and tar — and you initial the cost for each. You may also use your own contractor, in which case LBMC re-inspects after the work is finished.

That has to be corrected before the roof can enter the program.

No. Existing damage is addressed during qualification, before the roof enters the program.

That roof stays outside the program until it is brought up to standard. Your other roofs can start immediately.

No. Buildings are inspected and enrolled one at a time, as each one is ready.

Yes, and that is usually the better way to start.

LBMC carries a catastrophic policy covering tornado, hurricane, flooding, and other natural disasters. LBMC renews the roof at its own expense with equivalent quality and type, and the agreement continues for the remaining term.

LBMC files it and receives the proceeds. You are not involved. No claim on your policy, no adjuster, no deductible.

There is no separate claim limit for a roof that passed inspection and remains in good standing in the program. Coverage follows the enrolled square footage.

If the structure cannot safely carry a new roof, LBMC can retain a qualified party to make that determination.

You have sixty days to notify LBMC in writing what you intend to do with the property. After sixty days with no notice, LBMC has no further liability and payments are not refunded.

Those areas get specific attention. They are where most leaks start.

In most cases this never comes up. RoofGuard takes the place of commercial roof coverage — when the roof is damaged you call LBMC, not your carrier, so there is no roof claim to pay. If a payment does reach you on a roof claim, it goes to LBMC to offset the cost of the repairs.

The agreement does not cover:

• War, and terrorism including weapons of mass destruction.
• Damage from code violations, improper wiring, chemical storage, burst pipes, or other internal building failures.
• Damage caused by anyone other than LBMC, including air conditioning contractors and anyone adding or removing rooftop equipment.
• Intentional damage by non-LBMC personnel.
• Delays caused when flooding or storm damage blocks access to the building.
• Interior damage, contents, and lost business from a leak. RoofGuard covers the roof itself.

LBMC performs the repair. The contractor or company that caused the damage pays for it.

Scheduled inspections are performed semi-annually or annually, as specified in your agreement, plus service calls as needed based on weather and rooftop activity.

Within twenty-four hours of your notice, LBMC inspects and begins repairs, weather permitting.

Within thirty days of that inspection, weather permitting.

Trained partners in your market, working to LBMC specification. LBMC decides whether to use subcontractors, supervises them, pays them, and defends you against any claim they bring.

Repair and maintenance work happens on the roof surface and is scheduled around your operations. Unlike most roofing work, we do not need heavy equipment or a large crew on site. Full renewal work is scheduled directly with your building manager in advance.

Yes. A ten-year criminal history check, a driving record check where vehicles are used, and drug screening before anyone sets foot on your site. Anyone failing a drug test is removed immediately. Work authorization is verified for LBMC employees and all subcontractors.

No. Keep it. RoofGuard covers the roof; your policy covers everything else.

Possibly, but it is a small credit and it applies only to the wind and hail portion. Do not build the case on it.

General liability, automobile, workers compensation, employer’s liability, umbrella, professional liability, and pollution liability. Carriers hold an AM Best rating of VI or better. Certificates are provided before work begins. You are named as an additional insured and loss payee, and LBMC’s insurers waive their right of recovery against you.

No. LBMC waives all mechanic’s, contractor’s, and materialman’s liens and requires its subcontractors to do the same.

No. It is how LBMC makes sure the work gets paid for and performed. It is not a customer account and does not build a balance in your name.

It stays with LBMC. You were paying for service and coverage. You remain covered under the agreement for as long as you are under contract.

Five things, delivered every year of the term.

• Scheduled service and maintenance. Inspections on schedule, documented with photographs and a written report, plus service calls when you need them. Problems get found and fixed while they are still small.
• Renewal, not patching. Ten percent of the roof surface is renewed every year, so the roof gets younger over the term instead of older. At year ten you have a renewed roof and an active program, not a twenty-year-old roof and a capital request.
• Full renewal when it is warranted. If the roof is destroyed, LBMC renews it at its own expense with equivalent quality and type, and your agreement continues for the remaining term. No assessment, no special project, no board approval cycle.
• An operating expense instead of a capital one. A flat monthly cost on a service or maintenance line item, deductible in full every year for taxable businesses, with no depreciation schedule and no fight over capital budget.

You can, but phasing costs roughly twenty percent more in mobilization and tie-in work, and the seams between old and new sections are the most common source of new leaks. The tax benefit and the extra cost roughly cancel.
